Most chimney calls don’t need a rebuild, they need a repair. Crown cracked through, flashing pulling away from the brick, mortar joints opening up past a quarter inch. We see all of it, and most of it gets fixed in two or three days.

The leak that shows up six feet from the chimney on a bedroom ceiling almost always starts at one of three places: the crown, the flashing, or the masonry above the roofline. We inspect all three on every visit and tell you which one is the actual problem. No upselling a rebuild when a crown pour will do it.

The process.

    Camera the flue, photograph the crown, pull a brick if needed. You get the photos, not just a verbal.

    Scope

    Written scope of work with line-item pricing. Repair vs. rebuild laid out so you can see the call.

    Material

    Brick matched to the existing chimney, mortar tinted, stainless liner sized to your appliance.

    Repair

    Crown poured or rebuilt, flashing replaced, mortar joints raked and repointed, sealer applied.

How much does chimney repair cost in New Jersey?
Most New Jersey chimney repairs run roughly $500 to $3,000, depending on the work: repointing failed mortar joints, a new poured crown, new flashing, or a stainless cap typically fall in that range, and a crown or cap on its own is often $300 to $1,500. A full rebuild costs more. Landstar tells you which one your chimney actually needs after a free inspection.
Repair or rebuild, what's the threshold?
Repair territory is a cracked crown, failed flashing, or mortar joints needing tuck-pointing. Rebuild territory is brick spalling above the roofline, mortar joints gone past a quarter inch on more than half the stack, or a crown cracked through with daylight visible from the firebox. Do you replace the liner too?
Yes. If you're burning wood or running a high-efficiency gas appliance, the original clay liner is often cracked or undersized. We install UL-listed stainless steel liners sized to the appliance manufacturer's spec.
What's the warranty on a chimney repair?
Workmanship is warranted by Landstar, and the stainless liner and caps carry their own manufacturer coverage. All warranties are project-specific and provided in writing with the contract.
Will my fireplace still work the same after the work?
Better. A properly sized liner improves draft, reduces creosote buildup, and brings the chimney up to current code. We do a draft test before we leave.
