Skylights are the part of the roof that most contractors install wrong. The unit is fine, Velux makes a good product, but the flashing kit gets shortcut, the step flashing doesn’t get woven into the shingles, and the homeowner has a slow leak two seasons later that nobody can find.

We install Velux deck-mount and curb-mount units to manufacturer spec, with the factory flashing kit and step flashing woven into every shingle course. No rooftop caulk as a substitute for flashing, caulk fails in a year, flashing lasts the life of the roof.

The process.

  1. Day 1

    Inspection

    Roof walk, attic check for staining around the curb, photos of every flashing edge. If it's a leak call, we identify the source before we quote a fix.

  2. Day 1

    Quote

    Written scope, replace vs. repair, glass spec, flashing kit, shade options. No high-pressure sit-downs.

  3. Day 2

    Install

    Old unit out, deck cut to manufacturer rough opening, Velux flashing kit installed step-by-step with the shingle course.

  4. Day 2

    Flash and test

    Step flashing woven into the existing shingles, head flashing under, apron flashing over. Hose test before we hand it back.

How much does a skylight cost in New Jersey?

Is it cheaper to fix a leaking skylight or replace it?
Depends on age. If the unit is over 15 years old, the gasket and glass seal are at end of life and a replacement is usually the smarter spend. Newer units are almost always a flashing issue we can fix in a few hours.

Can you add a skylight during a re-roof?
Best time to do it. We frame the rough opening with the deck already open, flash the curb with new shingle courses, and you walk into a brighter room the same week. Adds 1–2 days to the roof job.
What about bubble or plastic skylights?
We don't install them. They yellow and crack within about a decade. We replace them with low-E glass units, better light, fewer leaks, manufacturer-backed coverage.
